Joe’s Role:  As Project Architect for BBB, the Architect of Record, Joe had responsibility for design coordination from concept through construction documents and into construction and occupancy.   


Project Challenges: Conversion of a half block of turn-of-the-century brownstone row houses into a 70,000 square foot luxury Womens Store.  This was accomplished while maintaining residences in place above half of the store area.  Combining zoning lots required a NYC ULURP review.  An historic tax credit incentivized the retention and restoration of the existing front and rear facades.  Built above an underground stream which was discovered during excavation, the Store incorporated an early green feature by using the ground water to help cool the Store as make up water for the rooftop cooling towers.  In 1998 the Womens Store was acquired by the Rubin Museum of Art which opened to the public in 2004.
